Special Scheme Includes Premium Properties
Delhi Development Authority (DDA) is gearing up to launch its next housing scheme with 3,000 premium homes, just before the Diwali festival. This move will offer a wide range of properties, from Economically Weaker Section (EWS) flats to luxurious penthouses, primarily in areas like Dwarka, Lok Nayak Puram, and Vasant Kunj.
Inclusions in the Scheme
According to DDA officials, the scheme will include under-construction penthouses and Super HIG (High Income Group) flats in Sector 19B, Dwarka. Moreover, under-construction MIG (Middle Income Group) and EWS flats in Dwarka Sector 14 and Lok Nayak Puram are also part of the offering. Officials mentioned that constructions in Lok Nayak Puram are near completion, pending a Fire NOC certificate.
Strategy to Boost Sales
In August, DDA appointed a real estate consultant to accelerate the sale of approximately 40,000 unsold flats. The consultant will suggest strategies based on a thorough study, and the authority will make necessary amendments to their plans accordingly.
Timeframe and Future Plans
While the complete survey will take some time, officials hope to receive the consultant’s interim report within a month, based on which the scheme will be initiated. Usually, it takes three to four months to invite applications, conduct a lottery, and allocate the flats after launching any scheme. Feedback received during this period will be considered for future improvements.
Policy Changes and Price Factors
To enhance sales, DDA has lifted the restriction that disqualified individuals already owning a DDA flat or plot larger than 67 square meters in Delhi from applying for new schemes. The authority will also consider pricing factors of private properties in the region, particularly in already developed areas like Vasant Kunj and Dwarka, where prices will naturally be higher.
